Our Story
Briody Realty | Smart Property. Behind every great property outcome is a team that understands the market, the legislation, and the people involved.
My own journey began more than 15 years ago when I started in real estate as a Property Manager. Within my first 12 months, I had grown into a Senior Property Manager, leading an extensive portfolio and learning quickly that success in property management is never just about processes, it’s about people.
I learnt to adapt, grow, and problem-solve without ever compromising service. I understood early that the relationship between owner and tenant is the backbone of a thriving investment. That clear communication, fairness, and consistency create long-term value in an ever-changing market.
Soon after, I moved to a long-standing agency in Graceville, where I spent many years working across both rentals and sales. It was there that my team and I naturally came together. Today, Katharine, Terri, and Heather have each worked alongside me for more than a decade.

As individuals, we each bring 10–15+ years of experience; together, we are an industry powerhouse of knowledge and expertise. With first-hand experience in both renting and owning investment properties, we understand what matters most to owners, sellers, and tenants. We stay informed of legislation, market shifts, compliance requirements, and industry changes so our clients are always protected, informed, and well-positioned.
Our collective experience also inspired the creation of SmartSell, a start-to-sold service that manages renovations, improvements, and strategic upgrades to ensure your property reaches its maximum market potential. This Real Estate has currently taken over the management of the property that we lease and we have been renting for the past 25 years and I have never dealt with a Real Estate that have been more efficient, kind, caring and wonderful to deal with that have communication skills just off the chart and you just feel like you’re talking to a family member. Do yourself a favour and choose Smart Property! We’ve had the pleasure of working with Samantha Briody and her team at Smart Property for a number of years, and we couldn’t recommend them more highly, for sales and property management. Sam genuinely cares about both tenants and owners, and her personal touch ensures everything runs smoothly. More recently, Sam sold one of our investment properties after we’d had a very poor experience with another agent. The previous agent assured us no work was required, yet the sale repeatedly fell over on trivial items in building and pest. Sam took a completely different approach. She was upfront and honest, provided a detailed breakdown of the work needed with quotes, and then project managed everything, including painting inside and out along with multiple trades for repairs, all within just three weeks. The transformation was truly incredible. The property was beautifully staged and presented, and it sold on the second day with no building and pest dramas. All we had to do was provide Sam with a budget, and she turned it into (in our opinion) an extra $100k on the sale price, while making the process effortless. The only stress we had was lingering PTSD from our past experience, but Sam put our mind at ease every step of the way. The final result was nothing short of spectacular and we are deeply grateful to her. In short, Sam turned what could have been one of the most stressful experiences into an absolute dream.
